Flexible changeover days.
Short breaks available for minimum stay 3 nights at any time at our discretion on a last minute basis. The cottage will be available from 4.00 pm on the day of arrival until 10.30 am on the day of departure.
Weekly rentals £395 (low season) to £770 (high season).
Weekend and short breaks available November - March 3 nights from £260.
Reductions of £30 per week if occupied by one or two persons.

This three bedroomed former farmworkers' cottage is beautifully situated on 250 acres of working farm at the southern edge of Exmoor National Park. The cottage is south facing and is right on the Devon/Somerset border with the farm hedge marking the county boundary. The gentle rolling countryside surroundings has forests and fields that provide natural habitats for little-seen wildlife such as red and roe deer, owls, badgers and foxes.

There are many things to do within easy reach of this beautifully refurbished cottage - the Anchor Inn at Exebridge is your nearest pub, with its lovely location on the edge of the River Exe. It provides good hospitality and home-cooked food. The popular town of Dulverton, 4 miles away, offers a wide range of shopping, galleries, pubs, restaurants and a selection of pretty tea-rooms where you can sample the local sweet offerings.

Exmoor National Park provides an abundance of activities - horse riding, walking, cycling and coarse and trout fishing on the river Exe are all fantastic ways to spend the day and Wimbleball Lake provides the opportunity to canoe, sail and windsurf amidst fantastic stunning scenery.

For children's attractions, the West Somerset Railway, Exmoor safaris and the Zoo are within a short drive. They will love exploring the Tarr Steps Woodland nature reserve with its prehistoric stepping stones across the river.

Or for something completely different, visit the Quince Honey Farm and watch how this fascinating product is made. For beaches, the cottage is equidistant to the choice of north of south Devon coasts, with Taunton, Minehead, Barnstaple and Exeter all within a 25 mile radius. The area has its share of National Trust properties too - Knightshayes Court and Dunster Castle are an easy drive from the self-catering cottage

So whether you've spent the day on the beach, or cycling, horse riding or sailing, Oak Tree cottage in its secluded location is lovely to come back to. If you're simply seeking a peaceful chilled holiday in beautiful surroundings, this west country cottage is just the place.

Accommodation

The entrance to this delightful cottage is through a cloakroom to an inner hallway which leads in to the kitchen/diner. The kitchen has all the modern conveniences you need - a washing machine, dishwasher, fridge/freezer, microwave, hob, electric oven and toaster. The owners have thoughtfully supplied a small starter pack of essentials - tea bags, sugar, ketchup, tin foil, cling film and tablets for the dishwasher, so you don't have to bring a lorry load of supplies.

The lounge is full of character, with a beautiful wooden beamed ceiling, woodburning stove, and inglenook fireplace. Furnished with a large comfortable leather sofas and a Freeview flatscreen TV, films to watch and a selection of books to read, it is the perfect space to lounge in. Also on the ground floor the bathroom/toilet is immaculately presented with wash basin and shower over the bath, heated towel rail with fluffy bathsheets and hand towels provided for each guest. Please bring your own towels for the beach or swimming.

The 3 bedrooms are located upstairs off a small landing; the master bedroom, with original rustic oak panelling frames a king-size bed and where you'll awaken to views of the field, woodland and valley beyond. There are two 3 feet beds in the twin room, where the same gorgeous view extends ahead of you. This room is larger than the double room and the beautifully preserved fireplace is a lovely feature. The single room has a 3ft single bed and looks onto the old farmyard and a pond which is home to friendly ducks.

On the ground floor, a doorway from the hall takes you down some steps to a sun-trap garden area where you can sit and relax by the hollow of an ancient oak tree.

A truly lovely cottage for all seasons, Oak Tree Cottage will is the perfect place for a relaxing holiday in West Somerset.

Directions

Directions: Leave M5 jct 27 A361 to outskirts of Tiverton. At roundabout take last exit for Exmoor, Dulverton, Bampton A396. Continue to Exebridge (signed Dulverton) approx. 10 miles. Turn left at roundhouse past the Anchor Inn over bridge 200 yds take left immediately after end of speed limit signs onto minor road signposted Oldways End, South Molton. After 2 miles farm lane (Higher Langridge) on left.

What's included

Heating, electricity and the first basket of logs for the fire are all included in the rental price. All bed linen and towels are provided. Sorry, no pets are allowed. The cottage has a private off-road parking space.

Change over day is Friday. New guests are welcomed between 4-6pm. Guests are asked to vacate the property by 10.30am.
